Outline of the Stages of Work and the Client’s Responsibilities throughout:

STAGE 0: THE STRATEGIC BRIEF

The strategic brief includes the initial and primary considerations of the project. This includes the requirements and outcomes of this project, whether it is building a new structure of refurbishing an existing one for example as well as considering a detailed project program and assembling a team to work on the upcoming stages.

This stage is used to define, with the client and consultants’ collaboration, the proper scope of the project and ensure the client’s business case is being properly considered before the start of a brief. Identification of the needs of users, stakeholders, owners and managers is essential at this stage.

Client’s Role: To provide the architects and consultants with the needs and requirements of this project and your collaboration to define the scope and potentials before starting.

STAGE 1: PREPARATION AND BRIEF

This stage is where the initial project brief is developed and any related feasibility studies are discussed. This includes setting the quality objectives, project outcomes, the spatial requirements and budget, as well as undertaking any site visits and reviews for the information necessary.

A project roles table will be issued at this stage to confirm the project team members. This includes sub-contractors as well as a contractual tree to keep the client informed of his contractual relationship with each of the parties involved throughout the stages of this project.

The initial project brief is issued at this stage where an exchange of information with the UK government is required to proceed. A possible discussion of pre-application may be required to define and discuss feasibility studies.

Client’s Role: Active process management

STAGE 2: CONCEPT DESIGN

Development and preparation of a concept design, to include outline proposals for structural design and building service systems. The formulation of outline specifications and preliminary financial studies along with relevant project strategies. Just an outline of project strategies will be required at this stage i.e. acoustic requirements, maintenance and sustainability strategies, etc. all in juxtaposition to the design program. A development and updated version of the brief and cost information is an outcome at this stage as well.
